Estimation & Quantity, Estimation and Quantity Manager

The Manager – E&Q will serve as the commercial custodian for high-end luxury hospitality, residential, and township projects at Della Resorts, Lonavala. This role demands a sharp financial mind coupled with deep technical expertise in high-end interior fit-outs and civil construction. You will be responsible for precise budget estimation, cost control, value engineering, material quantity surveying, and robust vendor validation to ensure projects are executed within budget without compromising Della’s signature luxury brand standards.
Key Responsibilities
1. Estimation & Budgeting (Interiors Focus)
• Detailed Costing: Prepare comprehensive, high-accuracy itemized estimations and budgets for luxury interior fit-outs (including bespoke furniture, luxury stones, specialized lighting, high-end joinery, and premium fixtures) alongside standard civil works.
• BOM & BOQ Analysis: Create and analyze accurate Bills of Quantities (BOQ) and Bills of Materials (BOM) based on interior design concepts, architectural blueprints, and GFC (Good for Construction) drawings.
• Variance Management: Perform regular comparative studies between initial conceptual estimates and actual material consumption to eliminate over-runs.
2. Quantity Surveying & Cost Control
• Material Take-offs: Conduct meticulous multi-layered take-offs from architectural, interior, and MEPF drawings.
• Cost Optimization: Implement strict financial discipline and value engineering to optimize costs across project lifecycles without diluting luxury aesthetics.
• WIP Monitoring: Track Work-in-Progress (WIP) on-site in Lonavala, analyzing actual cost variants against budgeted baselines.
3. Contracts, Claims & Bill Verification
• Vendor Validation: Review, evaluate, and validate measurements submitted by turnkey contractors, interior vendors, and subcontractors.
• RA Bill Processing: Certify Running Account (RA) bills, final bills, and joint measurement sheets with absolute precision.
• Change Orders & Variations: Assess, negotiate, and adjudicate contractor claims for extra items, deviations, and design modifications.
4. Cross-Functional Collaboration
• Sourcing & Purchase Liaison: Partner closely with the Central Procurement and Sourcing teams to align material specifications with rate contracts and prevent procurement delays.
• Design Alignment: Coordinate directly with the interior design and execution teams to clarify drawing nuances and resolve technical ambiguities early.
Required Profile & Qualifications
Education & Experience
• Degree/Diploma: B.E. / B. Tech in Civil Engineering or a Graduate Diploma in Quantity Surveying / Construction Management.
• Experience Range: 6 to 12 years of proven track record in Quantity Surveying and Estimation, with at least 3–5 years handling premium, turnkey luxury interior projects (Hospitality, 5-Star Resorts, or ultra-luxury high-end residential experience is a massive plus).
Technical Competencies
• Software Mastery: Advanced proficiency in AutoCAD, MS Excel (for complex data modelling and costing matrices), and project management software like MS Project.
• Material Expertise: Profound, current market knowledge of premium interior materials, specialized finishes, hardware, luxury stones, and joinery components.
• Commercial Acumen: Strong grasp of contract conditions, tax structures (GST), escalation clauses, and legalities governing construction contracts.
Core Soft Skills
• Sharp Negotiation: Proven ability to hold ground and negotiate effectively with external contractors and boutique vendors.
• Analytical Rigor: Exceptional eye for detail able to spot missing attributes or mathematical disparities in large datasets instantly.
• Communication: Excellent interpersonal skills to navigate conversations between creative design teams, site engineers, and executive management.
Job Expectations & Environment
• Work Schedule: 6 days a week (standard for site operations).
• Location: Primarily based on-site at Della Resorts, Lonavala, requiring routine site inspections to audit physical measurements against paperwork.
